Portland Carpet Cleaning

Atiyeh Bros. is a family owned carpet cleaning company working out of a facility at 1516 SE Division St in Portland. The family has cleaned carpet and rugs in Oregon since 1900, and 2026 is the 126th year of it. The trade has not changed hands. The equipment has changed completely.

If your carpet has gone more than 18 months without a professional cleaning, it is overdue by the standard the carpet industry uses. Most people go longer than that. Nobody puts carpet cleaning on the calendar the way they put an oil change on it, and carpet says nothing until a traffic lane has already gone gray.

Portland Houses Are Older Than Most, and the Carpet Shows It

Portland’s east side filled in early in the last century, and the housing stock still reflects it. Craftsman bungalows in Woodstock and Sellwood. Foursquares in Piedmont and Kenton. Bigger places in Laurelhurst, Irvington, Alameda and Eastmoreland, often with fir underneath whatever went down on top of it later. Cross the river and Northwest Portland runs older still.

Old houses hold dirt in a way newer ones do not. Crawlspaces and unfinished basements move fine dust upward. Gaps at the baseboards and around floor registers give that dust somewhere to settle. Then add a long wet season, because this is Portland, and what ends up in the carpet is not surface dirt sitting on top of the pile. It is worked down into the base of the fiber where a household vacuum has no reach.

That is the part people underestimate. A carpet looks dirty at the surface long after it became dirty at the bottom. By the time the hallway lane has gone a shade darker than the bedroom it leads to, soil has been grinding against the fiber for a long while.

And that gets misread as wear. Carpet that went in twenty years ago in a house built in 1912 has been through more feet than most carpet ever sees. It is not worn out. It is loaded.

Stairs are the other giveaway in an old Portland house. They are narrow, they are the only route to the bedrooms, and every trip up them lands on the same few inches of the tread nose. Look at the front edge of a stair against the flat part of the same step. That gap is what soil does over time, and it is the first place a cleaning shows.

What Truck Mounted Hot Water Extraction Does

Atiyeh Bros. cleans wall to wall carpet with truck mounted hot water extraction, which is the method carpet manufacturers recommend. The machine stays on the truck at the curb. Heat, water and suction reach the room through a hose, so the machine itself never comes through your front door.

The process is three things happening in one pass.

Heated water goes into the pile

Water is heated and jet streamed into the carpet under pressure. It goes past the surface, down to the part of the fiber your vacuum has never touched, and it gets there hot enough to force the soil loose from the fiber.

The soil is forced to the surface

Loosened dirt has nowhere to go but up. The same water that broke it free carries it out of the base of the pile and holds it at the surface, which is the only place it can be removed from.

The vacuum takes it out of the house

Extraction pulls the water and the soil back out together, up the hose and into the truck. What leaves with it is the list that matters: stains, dirt, odor causing bacteria, dust mites and pet dander. Those affect indoor air quality, allergies and breathing, which is why a room can smell different after a cleaning before it looks different.

A rented machine or a home shampooer does not do this. It reaches the top of the pile and pushes the rest of the soil deeper, which is why a shampooed carpet can look right on Saturday and look tired again soon after. The dirt was never removed from the house. It was relocated.

The cleaning methods are eco friendly, which is worth something in a house where a kid spends most of the day on the floor.

What Atiyeh Bros. Does Differently

Atiyeh Bros. does not charge by the room.

Most carpet cleaning companies do, and it is worth thinking about what that pricing measures. A room is not a unit. A large open living room and a small back bedroom count the same on a per room price sheet, so the price gets built around the small one and the big one becomes an upcharge conversation on your living room floor while a technician is standing there with a hose. Nobody enjoys that conversation. Atiyeh Bros. removed it.

Estimates are free and carry no obligation. You can have one without agreeing to anything.

The 18 month standard is worth taking seriously for a reason that has nothing to do with appearance. Soil that reaches the base of the pile is gritty, and every step presses it against the fiber. Waiting three years instead of eighteen months does not save you the cost of a cleaning. It moves that money into the cost of carpet.

The rest of it is the part that takes a century to build. Atiyeh Bros. has been in this business in Oregon since 1900, family owned the entire time. Seven of the company’s rug care specialists hold ARCS certification through the Association of Rug Care Specialists. Atiyeh Bros. is the only company in Oregon holding the ARCS CRS Designation, which 27 companies worldwide hold, and it was a founding member of ARCS. It is also the only provider of Fiber ProTector in Oregon.

It is fair to ask what rug certification has to do with the carpet in your hallway. The answer is that both are fiber, and the people who spend their careers deciding how much heat and water a hand knotted wool rug can take are the people you want deciding how to handle the carpet in a 1920s bungalow. Judgment moves between the two.

More on the method and the full scope of the service is on the wall to wall carpet cleaning page.

Commercial Carpet Cleaning in Portland

Atiyeh Bros. cleans commercial carpet as well as residential. Offices, waiting rooms, corridors, meeting rooms, common areas in buildings where everyone crosses the same few feet of carpet on the way in.

Commercial carpet is built to survive traffic. That is not the same as staying clean under it. Low pile loop hides soil well, which sounds like a benefit until you realize it means the carpet is holding far more than it appears to be, and by the time it looks dirty it has been holding soil for a long time. Entries, elevator lobbies and the stretch of floor in front of a reception desk go first.

If you manage a suite in the Central Eastside, an office in the Lloyd District, a storefront on Hawthorne or a clinic anywhere in the city, the same truck mounted extraction applies. The soil load is heavier and the schedule is tighter. The method does not change.

Property managers get the added problem of shared space. A lobby, a stairwell and a hallway carry traffic from every tenant in the building and belong to none of them, so they are the floors that go longest without anyone taking responsibility for them. They are also the first thing a prospective tenant walks across.

Also Have Area Rugs?

Wall to wall carpet is cleaned in your home. Area rugs are different work, and Atiyeh Bros. handles them at the facility with hand washing or machine washing depending on the rug, along with pet odor mitigation and stain removal for Oriental, Modern and Transitional rugs in wool, silk, nylon and blends. Pickup and return are part of it.

If you have both, see Portland area rug cleaning and schedule them together.
