In a working building, replacement also means moving workstations, lifting and re-running floor cabling, boxing up whatever lives under the desks, finding somewhere for people to sit, and taking the space out of use while it happens. None of that appears on the installer’s estimate, and all of it shows up somewhere in your operating cost. In a house the second bill is different but real: furniture out, tack strip, pad, doors trimmed, and a week of living around the work.

Cleaning is the smaller job, and it is the one that pushes the bigger job further out.

Grit is the part that costs you. It works down through the pile, settles at the base of the yarn, and gets ground against the fiber by every foot that crosses it. Carpet rarely dies of age. It dies of soil being walked into it, day after day, along the routes people take without thinking, until the yarn is abraded, the pile stops standing back up and the traffic pattern is permanent. Cleaning at that point still lifts the soil out. It cannot put the fiber back.

That is the argument behind the 18 month industry interval, and in a working building the argument is stronger, because a commercial floor takes more feet, more constantly, from people who did not choose the carpet and are not looking after it. The carpet is often the same product you would find in a house. The load on it is not.

Maintain it and you are the one deciding when it gets replaced. Neglect it and the floor decides, on a timeline set by whichever lane wore through first.

There is a second reason a business should care about the schedule rather than the emergency. Carpet that is cleaned on a cycle looks maintained, and a space that looks maintained is easier to sublease, easier to show, and easier to hand back. If your lease has anything to say about the condition the premises come back in, flooring is usually part of that conversation, and the time to find out is not the month you are moving. Read your own document. Then get the carpet on a calendar.

Homes get the same benefit in a different currency. Nobody is inspecting your hallway, but you are looking at it every day.

Office carpet and house carpet are rarely the same fiber

Fiber changes the water temperature, the chemistry, how much moisture the goods can take and how fast they have to be dry. It is the first question worth asking, and on a commercial job it is often the question nobody can answer, because the carpet was specified by a landlord or a tenant improvement contractor years before you got there.

Nylon and carpet tile

Commercial carpet is usually nylon, in broadloom or in modular tile, and most Wilsonville offices are no exception. It gets specified for commercial floors because it takes abuse and holds up under rolling chairs, and it responds well to hot water extraction, which is the method it was built to be maintained with.

The failure mode on commercial nylon is not wear, at least not first. It is the gray cast that creeps along the path from the front door to the elevator, the copier and the break room, because oily soil off shoes bonds to the fiber and builds in the lanes people use every day. Clean the lanes on a schedule and the whole floor keeps reading as one carpet. Wait until the difference is obvious from the doorway and you are asking cleaning to do a job that belongs to replacement.

Olefin and polyester

These fibers hold oily soil more stubbornly than they hold anything else, which means the answer is a thorough hot water rinse rather than more scrubbing. Truck mounted hot water extraction, which is the method carpet manufacturers recommend, and what most people mean when they say steam cleaning. Water is heated and driven into the carpet under pressure. That forces soil up out of the pile to the surface, where it is vacuumed away in the same pass and leaves the building in our truck.

More than dirt comes back up the hose. Extraction pulls stains, odor causing bacteria, dust mites and pet dander out of the carpet, and all of those affect indoor air quality, allergies and breathing. In a house that matters to whoever wakes up congested. In an office with a sealed envelope and forty people sharing the air, it matters to your whole staff, and it is worth ruling out before you start replacing air filters.

Compare that with the rental machine in the janitorial closet. A home shampooer reaches the top of the pile and pushes soil deeper into it, which is the opposite of the goal. The floor looks better for a week or two. Everything you were trying to remove is still down there.
